Who is responsible

Living in Millbrook is operated by Matthew Fusco, who is responsible for the personal information handled through this website. For real-estate inquiries, Matthew acts as a Sales Representative through RE/MAX Your Community Realty Inc., Brokerage. What is collected

For a home evaluation, buyer guide or real-estate question, we collect the contact, property and inquiry details you choose to provide. For community-event and Community Notes submissions, we collect the submitted information plus the submitter’s name and email for verification. Site feedback includes the ratings, comments and page information a visitor chooses to provide; a name and email are optional. For the newsletter waiting list, we collect first name, email address and the person’s separate launch-notification and optional real-estate-marketing choices. New requests remain pending until the email owner is verified; submitting an address cannot change an existing subscriber’s preferences. The website also records submission dates, inquiry types and the consent choices shown on applicable forms. Basic technical information may be processed to operate, secure and rate-limit the website. Encrypted database recovery copies are kept in private storage for up to 30 days.

Privacy-conscious site analytics

Living in Millbrook uses first-party analytics to count visits and understand which pages and links are useful. The Cloudflare D1 analytics database records page views and link or button clicks, including a link or button label and destination path, a temporary browser-session identifier, the referring website’s domain, campaign labels included in a shared link, and the time of each record. The session identifier and campaign labels are stored in your browser’s session storage for the browsing session. This tracking runs separately from the optional Google Analytics choice, including when you choose “No thanks.” It does not read form fields or record raw IP addresses, precise locations or identifiers used to follow people across other websites. Link labels, destination paths and campaign values are not guaranteed to be anonymous: they may contain personal information if it appears in a link or campaign label. Please do not put personal information in campaign labels or shared-link parameters. Analytics information is reviewed in aggregate to improve the site and understand community use.

Optional Google Analytics trial

If you choose “Allow analytics,” this site loads Google Analytics 4 (GA4). If you choose “No thanks,” or have not chosen, GA4 does not load and this site sends no GA4 tracking requests. The existing first-party analytics described above continue separately. Your choice does not affect access to the site, submissions or services.

GA4 helps us understand page visits, broad traffic sources, time spent actively using the site and a small set of community actions, such as event links, guide use, Spotlight sharing, newsletter requests and saved real-estate inquiries. We send fixed action labels and public page paths, not names, email addresses, phone numbers, form answers, property details, submission IDs or private admin activity. Page query strings and anchors are excluded. Google receives technical information, including browser and device details, and processes IP addresses to run its service and estimate a rough location. Cookie and browser identifiers can distinguish a browser and may constitute personal information even though we do not attach a name to them. Google states that it discards raw IP addresses after using them for basic service functions, such as spam detection and approximate location, and does not associate raw IP addresses with user identifiers.

Google provides GA4 and processes analytics information on our behalf. Our account also enables sharing of aggregated, de-identified measurement data for modelling contributions and business insights, access by Google technical support when needed, and access to account data for business recommendations. The separate “Google products and services” data-sharing option is off. Information may be processed outside Canada, including in the United States, where foreign laws may permit access by courts, law enforcement or other authorities. Analytics cookies, normally named _ga and _ga_…, help recognize visits from the same browser. We configure these cookies to last up to six months without extending them on each visit. Our choice record is stored in your browser for six months; after that we ask again. Clearing browser storage may also cause the choice to appear again.

The trial is for site improvement, not advertising. Google Signals and advertising personalization are disabled in the website tag. We do not add remarketing, advertising pixels, Google Ads connections, user IDs or user-provided contact data. GA4 event and user data retention is set to 14 months. “Reset on new user activity” is enabled, so new activity can restart the retention period for the user identifier; this is not a promise that all analytics information is deleted 14 months after your first visit. These settings do not limit most standard aggregated reports, which can remain available longer.

You can open “Analytics choices” at the bottom of any public page to change your choice. Choosing “No thanks” stops GA4, removes its accessible analytics cookies and reloads the page if GA4 had already loaded. It does not erase data already sent to Google. Why it is collected

Information is used to respond to requests, prepare requested real-estate information, verify and review community submissions, improve the website based on private visitor feedback, deliver requested guides, prevent misuse and maintain appropriate communication and consent records. Contact information supplied for verification or feedback is not displayed publicly.

Optional marketing

The marketing checkbox is optional and is not required to receive a response or requested guide. If selected, your email address may be used for occasional Millbrook real-estate updates and related marketing from Matthew Fusco and RE/MAX Your Community Realty Inc., Brokerage. You may withdraw that consent at any time through the unsubscribe method in a message, by contacting Matthew, or—for messages administered through Matthew’s RE/MAX website—through the RE/MAX communication-preferences page.

Storage, service providers and access

Submission records may be stored in the website database and restricted Google Drive spreadsheets. Website hosting, database, security, email-delivery and Google service providers may process information only as needed to operate the site, prevent misuse, deliver notifications or provide requested materials. Some providers may process or store information outside Ontario or Canada, where it may be subject to the laws of that jurisdiction. Access is limited to Matthew and authorized people who need the information to respond, administer the website or meet brokerage and legal obligations. Reasonable administrative and technical safeguards are used, but no internet system can be guaranteed completely secure.

Retention

Event-verification contact details are removed 90 days after the event date, and Community Notes verification contact details are removed 90 days after submission. First-party D1 analytics currently retain historical event records without a fixed automatic deletion period; the six-month browser choice and cookie periods and GA4’s retention settings do not apply to these records. Historical first-party analytics summaries may also be retained in restricted Google Sheets. Contact Matthew to ask about this separate tracking, retention or a privacy request. Other feedback, waiting-list and inquiry information is kept only as long as reasonably needed for the stated purpose, an active client or prospective-client relationship, consent administration, and applicable brokerage or legal recordkeeping obligations. Information is deleted, anonymized or securely disposed of when it is no longer reasonably required.

Children

The site is intended for a general community audience and is not designed to collect personal information directly from children under 13. A parent or guardian should submit an event, note, feedback or inquiry on a child’s behalf.

Access, correction and complaints

You may ask whether your personal information is held, request access or correction, withdraw marketing consent, or request deletion where permitted. Send the request or complaint to matthewfuscorealty@gmail.com. Identity may need to be verified before information is disclosed or changed. Matthew will review the request and explain any legal or recordkeeping reason that prevents a requested change or deletion.

Security incidents

Suspected privacy or security incidents will be investigated. Required records and notices will be provided to affected individuals and regulators when a breach creates a real risk of significant harm or applicable law otherwise requires notification.
